Hi @Alex Song, welcome to the forums.....Whether you're doing a cash-out refinance, or getting a HELOC, those instruments are dependent on the present equity you have in your property.

The downside of doing soft pull instead of hard pull is that lenders will not able to run the automated servicing system (AUS).

I would love to hear how those with experience with this strategy design their mailers, find their lists, and automate distribution in the most effective way possible.

Is there an instrument that we could use where the property is not used as collateral but we're still obligated to repay the funds in a specific amount of time with interest?

It is just too easy to lose/misplace/leave inside a now locked unit when you are distracted. 1) Purchase a commercial quality key cutter (does not need to be a new automated machine).

We checked on perfection of the instrument but failed to read the legal description for the three liens (master parcel and two lots) and cross reference the survey in detail to ensure correct property.

I can't grow my business without outsourcing and automating, so THAT is specifically why I came to this event.

Especially when it comes to reporting, it is very archaic and you really need to know how to use Globiflow (their automation tool) in order to get the reporting you need.  

I use Ownerrez and we have automated most of that through this platform.
