Hello BP family,I am new to both real estate and BP, but have been watching the market and reading forums/books soaking up as much information as I can.

I thought about buying houses paid in cash and just soaking up the cash flow for years, but with the 1031 rules, I have to have a mortgage the same size as what I sold.

If they're purchased in a FEMA buyout, they'll be torn down and the land returned to grassland to soak up the water.My neighborhood is not in a flood zone, and we didn't take any water, thank God.

Is this something I should put some of my seed capital toward on my current flip?

Did selling houses act as your method of raising seed capital?

I'm looking to play it straight and use this HELOC for seed money in the new location.
