I can tell you that there have been plenty of 750 sf apartments that average out at $35K each if you are including everything shared by the property and grounds.

There is a professional grade kitchen on site, a bar, and the grounds are beautiful and have been used for weddings and other events in the past.  

He wants to rent an Air bnb for the construction phase and to not have to pay me rent, but my insurance agent says that the house will be inhabitable during construction so I am not entitled to loss of rent.

I had an electrician come to give me a quote and he is saying its about $7k to replace everything including the electrical box outside, install a copper grounding rod, work with the local electrical company and arrange permits and building inspections from start to finish.
