Any other mandatory expenses like garbage and inspections are going to further eat into any profit you may have.

It needed a ton of work, had at least a few roll away dumpsters of garbage inside and around it as well.  

Some have a lot of garbage or outdated addresses, while other s are pretty clean.

I'm assuming you're going to have the tenant pay for all the utilities since you only included garbage in the costs.

If you are going drive for dollars, I suggest driving neighborhoods on trash day and see which houses don't have garbage cans out on the curb.

We only deduct damages (past due rent owed, late fees owed, patching hole punched in wall, unpaid garbage bill that city will attach to property, etc)
