You will need to use an agent if the property is listed on the MLS only because they would have to submit your offer, but if you are paying cash for properties and a seller contacts you directly then draft up a purchase contract that you have an attorney review, then send it over to a reputable title company to handle the transaction.

Have you explored portfolio lends who would finance future loans, removing the 6 loan limit from freddie, and removing the necessity for this commercial loan?

There are many that have bad reputations so do your due diligence.
