One attorney was encouraging me to look at a series LLC, but those seem unproven.I am sure many of you have walked through this process as you moved from a newbie to a serious investor.

"The Advanced Guide to Real Estate Investing"Not only have I read these books, but I have been doing a great deal of exploring on the bigger pockets website and listening to the podcasts, all of which I have found to be very motivating and solid information towards building my REI foundation.I was introduced to this website by a co-worker who is also successful investor, as he saw potential in me and my situation and wanted to encourage me to look further into the possibilities available.  

This leads you to take action (usually something encouraged here), but before you are ready for it.

Late fees should be an encouragement to pay on time, not a revenue source in and of itself, nor should it be a vehicle that encourages a tenant to not pay at all once they realize late fees will be so substantial that they might as well take the eviction. 

I believe with my skills and knowledge,  also with alot of work and my wife Patty's help as well as her encouragement I will be even more successful.
