The opinions of people who aren't selling their own real estate systems/courses/books mean much more to me then those of people who are looking to profit by selling their own materials.Many people might say that there is a real conflict of interest . . .

It sounds to me that you let the rent stagnate for whatever reason - to be nice, to not create problems/conflict, whatever.

To avoid the moral conflict that Don mentioned, I targeted Landlords.

If you are a banker, be wary of conflicts of interest.

But then I get an offer for a CRE internship my upcoming semester and I am now conflicted on what I want to do.
