Especially in the beginning, I find there to be many maintenance requests.

I don’t 100% understand her reasons for wanting to be there; when I have had repair people in (at her request) I of course assured her that COVID precautions were being taken and no-one would touch “her stuff”.

I attempted to make a post directly requesting RE agent recommendations, however the post was rejected for violating BP's forum terms.

We are growing our PM company and need to find another contractor who can help with our service requests and make readies.

At the very least, it this was already disclosed, whenever you request items for your tenants, make sure to mention you "have to check with your partner" or use the word "we".

I planned on sending out a bunch of emails but would it be better to call and request to speak with the commercial lender?

The first step is separating that list into "required repairs" and "tenant requested improvements".

Sometimes if you mail a certified/registered letter with return receipt requested it will show the forwarded to address. ie, her last known address is probably her previous rental, mail it there and see if you can track it.
