I have found that instead of sending on postcards to the entire neighborhood a simple colorful post card set to arrive at the 50 closest neighbors the day before the open house is very effective.  

A welcome basket with starter coffee, toiletries, and snacks if they arrive late or have hungry kids.Our properties are on the larger size for our small town (sleeping 9-10 each) so we have board games and one even as a game room for kids with air hockey, ping pong, kids toys since we attract family groups.We've had requests for a hot tub so that would be the next addition.

My move to South Florida was similar three years ago--my job in Texas went remote and I decided to take advantage to move to paradise, and bought a duplex to house hack as soon as I arrived.

To be confident moving forward, I would check Rent comps for my terminal product's units, draw that up into GOI, calculate expenses or just multiply by 0.7-0.75 to subtract annual expenses (utilities, maintenance, taxes, insurance, etc) and arrive at NOI, then subtract my other expenses (like debt/loan payments) over the year, to see what we're looking at in potential CF once fully stabilized.

We do not solely judge applicants based on this resident score, but take a good look at all their credit, criminal and eviction reports before arriving at a decision. 

The SOW no becomes the "roadmap" to arrive at the goal.

Sometimes nurses who have recently arrived are in hotels and would love to make the move to a furnished home.

I don't want to arrive at tax season and realize that if only I knew XYZ, I could have avoided certain taxes...I would appreciate any recommendations of an accountant that can help with this.

What most newbie doesn't understand is:- Reality of business operation vs Forecast/Projection- Understanding X number without context is meaningless, trend is more important.Even with DSCR projection of 1.3x ; their reality later would be 1.15x only when all bills and unexpected bill arrives.
