there are more aggressive investors like us out there grabbing them up before you even get a chance to let lick the stamp.Now in a big city like Phoenix, obviously Mike and I aren't going to be able to knock on every door but I can assure you we're not the only ones fighting over "who's first" and I'm not saying "who's first" will win but I can assure you they have a better chance than the 10th guy knocking or the 10th postcard in the mail. knock on that door with blank contracts in hand ready to be filled out and the confidence that they are going to sign them today and you are going to feel good that you are helping a homeowner out while at the same time, very possibly making the same amount of money they do all year long on this one deal. now with postcards, obviously if you're to busy to knock on doors, I would say it's the next best thing right.

If your definition of "good deal" is a 10% return on investment when the market says 8%, then your problem is staring you in the mirror every morning.If you are finding that others are getting "good deals" (whatever those are) but you aren't, then compare how they operate with how you operate and adjust/resign yourself accordingly.So how do you justify venting?

However if the card isn't a mail merge over sized postcard it may be a waste of 100 dollars not to mention the postage.PCs that are Property Specific work much better then a picture postcard and frankly the Blank n White with a hint of red on 90 pound canary stock will out perform most everything else.Not to mention the fact that the PC can tell a story to the Prospect.

I would say figure out what you plan to do first and then gather as much info as you can via the web and then ask specific questions to fill in the blanks so hopefully you can get started pretty quickly.
