Anyways long story short I ended up getting it for $472500Here are the numbers:Master BR = saving $1200 a month in rent (+1200)BR # 2 = rented to a good friend for $1200 a monthBR # 3 = $900 a monthBR # 4 = game room to keep good friend happy (he has a full sized pump machine that takes sup most of the room, and garage access, hence his high rent).Mortgage was standard 30 year fixed but was only for $443k not the $472500, had to come up with the extra difference due to appraisal.$1666 mortgage + 300 HOA ( includes water which is major expense) + $150 other utilities I pay = $2150Property tax is cancelled out by all the tax savings from the mortgage interest basically.

In a podcast the other day, I heard about an investor who repurposed his laundry room into a communal area, transferred water costs to the tenants, installed hookups in all units, and gave them the option to lease a washing machine and dryer for ~$35/month.

I used to not I still say no smoking in my leases but they do it anyway LBVS don’t try to enforce it it’ll drive you crazy like it did me you add it to the rent it’s hard for you to enforce it and if you take their security deposit unless there is a mountain of cigs you can’t take a smell to court just get an ozone machine and let it run when they vacate it will kill just about any smell.

The fix ups (that I know of) include adding kitchen efficiencies to each, replacing carpet with vinyl flooring, painting, replacing a roof and adding laundry machines

But these listing agents aren’t normally functioning as buyers agent because they are swamped with paperwork for their listing clientsBanks want BPOs periodically (I think every few weeks or less), the properties need periodic inspection (eg every week somebody has to go and make sure there are any squatters, additinal broken windows, water leak, etc) which you can see be has the inspection sign off sheets are right there in the property.So these distressed listing agents really aren’t functioning as traditional agents, they are just cogs in the machine.
