Can anyone provide (or provide a resource where I can find) average CPM, CPL, and CAC for the following marketing channels: Email, SMS, Direct Mail, Cold Calling, and RVM?

Bigger risk, bigger reward - but only from a Cash flow perspective.Typically as Sebastian said these are D class or C class at best.While you might be getting a better return on cash flow you are not investing, you are buying a business.

The other investor's properties are a little bigger, but ours are more updated and in a better location so I think we should be able to get a similar amount.

Look up members on Bigger Pockets that are in your community.  

As I'm sure you're well aware, if you decide to invest out of state, you must work with a resourceful and reliable team (agent, property manager, contractor, lender).
