During my time here, my mother passed away from Liver Cancer.

It looks like the owner, who was a carpenter, developed cancer and maybe then got sicker, ran out of money and then died, leaving it like this.I am trying to estimate rehab costs, but fixing a warped floor, I don't know how much that would cost. 

Dammit, you ruined my opportunity to come in and do my little "GOOD NEWS, GUIDELINE CHANGE!!"

As for using your friends with licenses, it could be a beneficial partnership but it could also be a disaster and ruin a relationship.

The interior ceilings are completely ruined and heavily stained from the water damageIF we take this on, we're going to replace the framing and trusses and have an engineer put a pitch on the home to increase ARV.  

Before I pay for doing anything like that I need the answers because I don't want to do something now that will ruin me later if something were to go wrong. 

Fast forward, 9 years..........Hurricane Sandy hit Long Island at the end of 2012 and the house that my twin sister and I owned was ruined (purchased in 2005).  

This is much more likely to ruin relationships than provide a strong foundation for success.In this market, if you're looking at a screaming hot deal it would be gone by now.  

Also have 6 kids at home...one of which has been battling cancer since June.

My partner is there now, and both water tanks are ruined.
