Find that person that it might be valuable to and partner with them.They will be the ones who offer more equity because they NEED you.

Off the cuff, FHA can be difficult with appraisals, sellers willingness, self-sufficiency test, life time PMI, & FHA premium.

Also, I think a newer building would make my life as a landlord a lot easier since I don't have much experience and wouldn't have to worry as much about stuff breaking down all the time.

If you're basically asking this third person to loan you money for the downpayment, why don't you do just that?
