A shed in the back yard of a house, with chipped/peeling paint, would be a no-go for a VA loan, and here you've got an entire HOUSE that's beat up? 

Nothing makes someone madder than having their chips or beer "accidentally" taken by someone else ; ) Househacking is a great way to get started so don't let these things scare you.

If anyone has property in LA (NoHo, Sherman Oaks, Valley Village) Or areas nearby- I'm looking to rent apparently- as buying isn't happening right now. 

Looking in  northside,clifton,north avondale, walnut hills or the west side (oak hills SD) would like a duplex.  

I got hit with partial repaints because tenant had posters that got pulled down and cracked paint (no chipping paint allowed).

The kitchen is older (mid 90’s) melamine/oak cabinets.We would do modern shakers with butcher block counters.

Maybe paint over and stop the chipping with an epoxy type paint, or rustoleum?

The LVP is a pretty dark 'Timberland Oak'.
