Your post implies you think you could buy it for less than a half million; you really don't need to rent out much of the space to make that a cashflowing machine, provided the renovations aren't too crazy.

Also, if you do believe in having a laundry center, do you have a service such as Coinmach take care of the maintenance/billing or do you buy/service the machines yourself.

A small flipper may have trouble spending the time to develop a marketing machine to find deals.
