FIrst phone call to possible owner finance very awkward

Hi,

I want to make an owner finance offer on a property. I tracked down the owners information and phone number. Looks like a couple in there 60s. I'm going to call them today. But it's going to feel very awkward when they ask how did I find there phone number. 

Anyone have any tips?

I've just started the same thing. I watched some videos I found helpful. Bill Cook in North Georgia makes two offers on every property- a low cash offer and a terms offer with Seller financing (carryback.) Check him out on Youtube. He actually walks neigborhoods and makes the offers in person. Sounds awkward but he makes it look easy. He did 18 deals that way in his first year 20 years ago- so it can work. His facebook page has photos of the cards he uses for offers. This is all free and he isn't selling anything. He just loves to teach.

I've too left some messages with no call backs. My next step will be to mail them something with my two offers like Bill does.
