I'm only around 12 months in (since I've taken it seriously), and I don't do this full-time as I have another business. ...So I don't time to build a network of brokers......I don't have credibility in my area...Thus...I'm testing different ways to find deals on my own (with my wife) as there aren't any 'great' deals on the MLS in North Atlanta, courthouse auctions are a joke, most wholesalers around here are a joke too, and REOs are non-existent.

Thanks @Justin Anderson, I have certainly noticed that iGMS runs wild west with their SDLC, which for me has been nice because they are able to quickly tailor to my needs as I've been testing things out. :)  Would certainly be scary though knowing that if/when I finally had something that I wanted in a stable state.I also run an app dev team for my day job and also created my mobile app platform (with a dev), but I am not a developer at all (other than some SQL skills), so like you said, these tools are becoming increasingly more available to the less technically inclined and easy to integrate, which is exciting.

My rationale for why this is the case is that there is a ferocious investor and retail appetite for properties so unless you're sourcing your own deals there will be intense competition and bidding wars.I've just started getting on the buyer's list of wholesalers so I'll let you know how it goes.
