and you are talking to an agent  that is ok with offering 100 offer, and get them all rejected. but it's not efficient.The problem with working with investors that does these 2 a day offer, low ball offer, THEY DON'T REALLY DO THEIR HOMEWORK.

Take a look at the prices, do the math, and get very familiar with things like the 70% rule (it's not an exact science, but gives you a good idea of what you should be paying for a property).Research financing options.

This is the method I've used for looking at duplexes / triplexes to live in and manage.You can model your primary residence in the same way as any other income asset with the crucial exception that you insert some math for how things work out when you pay rent to yourself.
