Direct Mail Criteria (Washington DC Metro Area)

Hi Everyone -  I've decided that it's time to take the plunge (TAKE ACTION) as I've heard so many times via the podcasts, articles. I couldn't be more excited. I feel like I have really done my homework and now it's time for 'trial by fire'. 

I've got the basics in a place where I am comfortable, such as email, phone number, cash buyer list, etc., but I am SWIRLING on my direct mail list. I just can not seem to narrow my direct mail list on ListSource.com to a manageable size. 

Granted I live in the Washington DC Metro area and I'm targeting a large population - MD (PG County, Montgomery County), VA (Arlington), and DC. That said, what criteria should I be narrowing on for prospective wholesale and BRRRR opportunities?

  • LTV or equity? Both?
  • Pre-foreclosures?
  • Sales prior to a certain date?
