That's very small when compared to the money you can earn in flying or any other career.

What rate of return could you earn on the leveraged funds, and how risky is the venture that would be dedicated to.

You can of course simply go to MHA and say, hey these tenants are month to month and I want to raise their rent because they haven't had it raised in a while.....THey will most likely look at that....and then,, presto...instant additional cashflow.....and most likely the MHA will pay the extra amount...not the tenant.Easy Peasy

Even at $18k, that would not replace our floors but again, we are extra cautious and trying to do what's right and fair. 

I usually hand them a riddle and say hey I’m paying all cash for this property plus an extra 5 grand.

Everything in this life is about how you handle plan B.Don't look for extra funding - keep looking for a deal.

Some will care of nature of incident, others will be indifferent.We've gotten into a property that had a suicide by hanging in the garage and the next buyer felt it had nothing to do with them and didn't blink.Plan extra padding in your budget for worse case scenarios.

There is some risk and, yes, your mortgage will go up, but it you purchase a good, cash flowing rental, it will more than make up for the extra payment
