I have bought and read numerous books, scrolled through and absorbed info from multiple online forums and articles, joined and interacted with multiple FB Groups, watch hundreds of hours of YouTube videos, especially BiggerPockets podcasts, and went to the local REIA to network, I even formed my own LLC!

I've been teaching this for 10 years and still there are a lot of people from all kinds of educational levels and degrees that have a difficult time absorbing this concept.One reason why I taught it was to keep these calculations fresh in my mind and how it should be used.It really takes a while before it sinks in but it can only sink in until you do a number of comparisons of a diverse group of investment types.Investor Llew
