-Add trim (picture above) to existing cabinets and paint a slate grey.

Clean up the park by trimming all trees, bushes, lawns, hauling away all trash (pay for a 40-yard dumpster and allow a one time free chance to get rid of large furniture items on your dime), etc.

In this order.Curb appeal, fresh paint, clean, well trimmed landscaping, but, try to avoid spending a ton on plants and flowers, etc.Wood(faux) floors(laminate or engineeered) less than $2 per sq for flooring and will be about and extra $2 per sq to install.

Tall grass is a sign, but also look for roofs that need replacing, rotted wood trim, overgrown landscaping, or any sign that you may have an owner that is unable to care properly for the property. 

This is similar to my BRRR Calculator but trimmed down due to notes being a little more straight forward (at least from a variable/output perspective).

If you can manage to trim down your expenses, you can put that money to use, while still attending college.

I guess it has a trunk, most things in a rehab aren't 8' long, trim can go on top, so can sheetrock if you don't fly down the highway.

It's very cluttered, and the purple carpet reminds of a church alter color (but it is very pretty).I did a quick mockup of a less cluttered room, and used Shaw brown colored pet resistant carpet.I put a mushroom colored sofa at one end and an Avocado green and rust chair at the other end.I also put in a minibar and two small (vs one big) log burners (for winter and fall).it might also be nice to have some kind of sound system in the ceiling that can hitch onto your cell phone and play your music from your phone.If you notice rather than paint a wall, I simply used a drapery to color it from end to end.Here I used a muddy looking mustard color with some checkers on it.I also toned down the white window trim to deep brown color, and put some sheers inside to make the house feel bigger.You could also use knotty pine wainscoting in some areas to break up the horizontal-ness of it.
