Good evening,

I'm looking to meet new home builders who build lots on properties. I want to really understand the process, I aspire to build a home for myself and didnt know if you need certain licenses to do so.

I would start with contacting the county/city in which you want to build and ask them about construction permits.  How much it costs for them to come out and inspect the different points of construction.

To get energy service to a temporary pole, typically you have to wait for the county to send the info to the electric company for them to come out.  Depending on how slow the county is, you might have to work with generators.  You'll need to call banks and ask them how the financing works as well.

Then you have to find the subs to do the work for you and get quotes for:

Plans, Clearing, Dirt and Dozer Work, Permits, Temporary Service, Well/Septic|Public Taps Installed, Plumbing (rough-in), Foundation, Framing, Windows doors ext, siding, ext painting, roofing, Plumbing (stub and trim and service connected), A/C, Electrical (int/ext), Insulation, Sheetrock, Cabinetry and Counter Tops, Floors, Int. doors and trim, Int. Painting, A/C finish, Electrical (finish), Plumbing( finish), Clean up, Landscaping, Appliances.

That should cover everything.  And then you'll need to be prepared to call them back out for mess ups and paying in installments, not upfront.

I'm sure there are tons of books you could buy pretty cheap on Amazon too.
