I don't have a picture, but in the spirit of your deck photo, I looked at a house several years ago where the owned pour a concrete pad over the entire back yard (0.15 acres)  They had an AG pool in the center and this 2 story castle like structure around with complete with a wooden walk-way from one side of the 'yard' to the other.

Completely renovate the kitchen, 2 small size bathrooms, floors all over, "freshen up the windows" (windows were pretty old but contractor said we might not need to change them), cut off tree branches on top of the roof, add a walkway in the front.

It would seems if they do it helps with liability too.They will remove snow from all walkways, driveways and sidewalk as it states in the rental agreement.

For those coming back from snow activities, with wet clothes, skis, snowboards, etc. it's a great way to go through the garage into the house, and the cover keeps snowfall off the walkways.

When we have done this we also made it clear in the lease that the tenant is responsible for any citations/fines for an unkempt premises.These days, where our smaller buildings are predominately student rentals, we take care of the snow removal (driveway & egress window wells, the tenant is responsible to shovel steps and walkways, though we end up doing them at least once per month) and lawn care and simply bake it into the rent.
