@Michael Maltese I use the excel spreadsheet because it allows me to visually see items on the spreadsheet but I have also started using Tenant Cloud.

Also, the graphic you shared is a great visual. 

Treat that door like a window, and your tenants will love the added light and visual space.

The graphs that are automatically formulated for your deals through the calculator are priceless and really help you, and anyone else who you're trying to convince, visualize the returns that are projected over a large period of time.

@Brian Ness you said you were going to significantly negotiate down the price after inspections.

Maybe some roll out beds stuffed in a closet somewhere or 1-2 sleeper sofas would improve the visual appeal on STR rental sites. 

Im a visual learner, so while reading and understanding the basics is goods start, I appreciate reading how it goes from start (finding the deal) to finish (shake hands, get check) so that I can invision that for myself!
