Downstairs is empty and can be fixed up really nice for $30k (new electrical, skim coat walls and paint, new doors, new bathroom and kitchen, new windows-old windows are ok).

The drywall was falling apart, had stains that wouldn't be covered with a couple coats of paint, and stunk after years of neglect to the home.

Opt for thicker material with a built in pad on the back - it will sound much better walking on it, cheap stuff is sometimes hard to install.We do not follow the fashionable white and grey trend with flooring and stick with medium browns, they have more staying power long term.

Completely renovation the kitchens, fresh coats of paint throughout, stainless steel appliances, new toilets, lighting, Ceiling fans in every room, removing the baseboard heat and adding individual room heaters.

I have a 10 x 10 room to skim coat as well.

Kitsap County's median price is actually slightly higher than Pierce Co at this time but both are experiencing year-over-year double digit appreciation.  

So come in, take your coat off and stay for a while.

Just replaced these SOR Lowes.White doors are steel $100 eachBurgundy is solid Oak $180 already coated with a plasticized coating.Took my maintenance guy 2 hours per door including completely removing the old doors & all new trim & caulking.I also get Appliances catch & dent.  

Add another unit every 9 months or so after that.Long term Goal: Be able to hang up my Chef coat and have the time and freedom to watch my boys grow up and enjoy a travel filled life.Thanks in advance to this amazing community.

For a quality job make sure you are aware of how much base gravel they will install (usually 3-4 inches), what they will put in for a "binder" or "first course" (1 1/2 inches - 2 inches) and a "top" coat or second course (1 inch).
