@Dave Foster   same sentiment these are NOT complicated and they are common and one should not be freaked out by the OH my god its complicated crowd you need and attorney etc..

@Sant S.That is wonderful advice and seems to echo the sentiment I've been seeing, hearing, and reading about.

This seems inconsistent with other peoples' sentiments here that turnkey properties are generally offered at or even slightly above marketI will not name names, but the ones I have been speaking with are not big-name turnkey providers.

As a tax accountant, I share your sentiments about wanting something more than the 9-5+ daily grind. 

Personally, I have asked them to remove me from their lists and  agree with @Mindy Jensen's sentiments. 

It touches on a lot of the sentiment shared above and brought a really interesting concept to my attention.I almost exclusively use COC (Cash on Cash) return for my metric of choice when pulling the trigger.  

My brother has always had an attachment to this house so it has tons of sentimental value to him.
