You will have same costs and hassles to fix but you are keeping long term or semi long term and you get forced appreciation and annual appreciation [most likely], rents and tax free if you 1031 after 2+ years!

I am okay holding it but wanted to issue a "holding deposit" that would turn into part of security deposit at lease signing, but if for some reason they back out it could semi- recoup the cost of holding and not advertising.

I have never seen walls painted this thickly.The kitchen cabinets have also been painted so thick (so many times) that the doors were pinching and scraping the paint near the hinges.The entire place was done in either satin or semi-gloss kitchen/bath type paint.
