Generally tax status is established by filing an 8832 or 2553 if electing corporate tax treatment, or by filing an initial return if electing default status.You'll want to run everything by your attorney and CPA as it seems you're going with a semi-complex structure.

You will have same costs and hassles to fix but you are keeping long term or semi long term and you get forced appreciation and annual appreciation [most likely], rents and tax free if you 1031 after 2+ years!

I have never seen walls painted this thickly.The kitchen cabinets have also been painted so thick (so many times) that the doors were pinching and scraping the paint near the hinges.The entire place was done in either satin or semi-gloss kitchen/bath type paint.
