If financing, I'd check with the lender on a partial release clause if you plan on doing anything with the second tract.

This would combine LTV, combine your cash-flow, and give you one mortgage payment for all properties within that portfolio. the benefit here is you'll likely see better rates, and you'll be able to leverage one properties good equity combined with another properties strong cash-flow.... but the down-side is if you want to take one out of that portfolio to sell or refi, "partial release" can be a challenge. also, most of these are not 30 year fixed, they're likely 5 year terms/ 7 year terms/ 10 year terms on a 30 year amortization... still stretches payments out, but you have to do something ab it again once the term expires.

There are options for partial releases, however the entire portfolio must be able to debt service, if one property is sold or refinanced.

While I don’t need the funds immediately, selling would allow reinvestment in hard money loans at 10% or a similar real estate deal.My main concern is tenant turnover, potential repairs, and the costs associated with re-leasing making my return even less.

I don't have much to add from the actual loan terms consideration, but I would encourage you to assign each property a value for a partial release and include that in your loan terms with the seller.
