When I was 13 I started my own landscaping company in NJ (Divine Landscaping) and just recently started a video production company (Non Stop Productions).Through the 4 years I have been in Raleigh, NC I have seen an enormous change in real estate and I am tired of sitting back and watching other investors get rich quick. 

Off the top of my head I can think of a specialty truck tire place, an auto inspection business, and a lawn mower/small machine repair business.As far as determining price, there's the old standby Loopnet.

General Public - I'm tired of you thinking we are obsolete, someone has to be accountable for showing property and responsible if something happens.

Everyone get concierge service...check cashing, flat tires fixed, trip to and from a dentist, loan-a-tool, jump start a dead battery, etc. 

In other words you need to find a seller that's just tired of owning a property.  

I'm tired of chasing a "9 to 5" job and I no longer want to make excuses, but to come up with creative solutions.

There are dozens of "mom & pop" MFH owners out there that are aging and tired of owning their properties and have considered selling in the back of their mind.  

Whether they are just tired of holding a property or they are not spending the money to maintaining etc. they have the insider knowledge of deals that are offline.

I hope you're investing endeavors are going well.Tough market right now in the area and price range I'm looking, low inventory.I found an off-market property from a landlord that's tired and wants the property gone.
