I guess I am finding difficult finding a way to handle people that call and say "I received your postcard and I was just wanting to know how much would you pay for my house....I know the market is picking up" I am wondering if there is a flat formula to use to quote him a price and then see if they are motivated enough to move forward or if I just should just refer them to a realtor right there in there...sorry about the many questions but the three leads I have gotten were all about seeing how much you would pay for my house not real motivation.

Other than locally available data, we like to get absentee owner lists from Listsource (I show you how in this video) and we use postcards rather than letters as we can hit almost 2x the people with postcards.YellowLetters.com has some super nice postcards that will cost less than your cost for letters and will save you time as well.Hope that helps - best wishes!

Who has a recommendation for a company that can get you a mailing list for certain areas and send out letters/post cards to generate leads?

They send out WE BUY HOUSES postcards and hope for the best lol. 

Everyone and their mom has access to those and is sending out crappy postcards that all look the same and say all the same thing.
