I have been using Foreclosure.com on a free trial...noticed a lot of overlap between the paid leads and what is on Zillow, Realtor or MLS.

When I uploaded my letters with Click2Mail, which many investors seem to favor, the recipient's name and address overlap my logo. 

Regularly Jeldwen and Schrock overlap the 11% rebate sale by one day.

@Michael Conte - yes, try your local banks first, as you have planned - by local, I mean banks only in your state, and basically have 2 to 8 branches maximum - these banks typically prioritize local investors, even if you don't have a relationship with them previously;  regional banks, those that overlap several states in a region, are also usually good bets as well, but they usually prefer those with previous business relationships (aka previous loans that have shown a track record of paying on time) - but if you are willing to set up multiple lines with them (business checking for your LLC, for example), they might be willing to do a loan with you as well. 

For instance, real estate and business law have a decent amount of overlap, while family practice, intellectual property rights, or other similar sects of law do not.A small one-stop shop generally will not serve all your needs as you continue to grow in business and a great attorney is aware of that and will align themselves with service provides that are supplementary to their own. 

They can overlap, but seems like y'all are in acquisition mode right now and not looking to "list" your properties.

Its also easier to make look nice without professional tiling skills.Make sure everything overlaps in the right direction so water is shed down and into the tub, not behind the wall.
