At this point since it's after the fact while not totally correct; you may explore adding the missed asset/basis amount as a selling cost to just reduce your gain.

If you purchase below retail and include a value add, then it can be a good investment in a very short amount of time (my last purchase has value ~$1M above my costs) in 3 years and was a good investment before 1.5 years.Good luck

this is similar to the way I've been approaching it so far. i have a google sheets list of multiple contractors in my area. when i did my own walk through i would be very cautious with big ticket items. but my problem is i may be too over cautious and over estimate the rehab amount so i dont buy a deal and end up losing on it. then with my overestimated rehab costs, i submit an offer thats too low and it gets rejected. im in a tough spot but the more i do, the more i will learn

Sometimes I come up a small amount , or tell them to leave what they dont want I will take care of it .
