My problem is I do not earn 3/4 times rental income landlords are asking and I have no intention of becoming an employee again, except for the part-time work I now do that with my rent covers all my monthly expenses.I have a passion I am seeking business licencing for, but wanted to use what I have to create some passive income which I can have for future real estate pursuits.

After his second accident his drivers licence should have been taken away, he should have been put in a retirement home and his house sold to finance his residence.I have been through this myself and due to his dementia it is time for you to act, he can not live on his own and without a drivers licence, unless you want him to be a burden, your only option is a retirement home now before it is too late and he kills some innocent person.Your solution is the wrong path.

Also, in order to get a true owner occupied permit - you need to have a TN drivers licence and another form of state issued ID showing you live there.

Just listings though.If you are wanting to find deals and assign them to investors, you don't need a licence for that.
