If you flip a lot of properties agents licences will let you keep half the agent fees.

My problem is I do not earn 3/4 times rental income landlords are asking and I have no intention of becoming an employee again, except for the part-time work I now do that with my rent covers all my monthly expenses.I have a passion I am seeking business licencing for, but wanted to use what I have to create some passive income which I can have for future real estate pursuits.

@Caleb Schlomach I dont know what your long term goals are but, if you found that you couldnt get your licence, that should not stop you from investing.

Also, in order to get a true owner occupied permit - you need to have a TN drivers licence and another form of state issued ID showing you live there.

@Jonathan W Ford Getting a real estate licence is a good way to gain some knowledge on real estate but it in no way prepares you to be a real estate investor.

Just listings though.If you are wanting to find deals and assign them to investors, you don't need a licence for that.
