We were laser-focused on executing lease options in the "pretty houses" business in the Maryland-close-to-DC region, mostly because wholesaling just doesn't seem as appealing to us.And here we are.

Doing the books yourself is a great way to keep laser focus on how well you are doing and to learn, and your accountant can correct things and teach you the basics.

I bet if you focused on finding people that just went under contract for a vacation home, most of whom are being told 20%-25% down and an investor rate by their current lender, and present them this superior option, you could have some success as a laser-focused poacher.
