Sounds like you'll be in a pickle when you move if you don't sell it because you'll be feeding the monthly mortgage payments to make up the difference between what you collect in rent and what your mortgage is.

We feel that controlling as many aspects of the business in house will allow us to generate larger profits, and have all the separate arms of the business work together, feeding each other and creating a synergy.Trying to figure out how to explain that to my wife and small children (LOL).

I intended to BRRRR this property after the rehab is done.Here is the issue that I am looking for feed back:Each duplex has separate furnaces.  

Just remember a team they better be feeding you business as you will likely have a cut with the brokerage you hang your license with AND have a cut taken out as a percentage with the team.

Since being in California I have helped a couple flippers remodel homes and have learned more about real estate and I have decided I can utilize my construction experience/know how along with an aptitude for maximizing the potential in a building by adjusting layout and achieving the best bang for a buck possible.I've been working on a business plan and am here to get feed back and hear experience from people who have done what I intend to do. 

Hello BP, I am new to investing, I live in Akron, Ohio I'm looking for feed back on what type of housing are considered if you were a cash buyer, or real estate investor for rentals, fix flip, or sale, what areas would be a good choice if you had to pick?

We weren't feeding the rentals from our W-2 income, but we never did better than break even.
