Yeah it makes sense I just align the receipt with the lease, I also just supply my accountant with my lease as a way to prove my income, this is a habit I plan on breaking as I aquire more properties though, it could become cumbersome. but I have never rented to anyone on ODSP or any type of disability as I want my tenants to maintain the lot as part of their lease, someone on ODSP or disability would therefore be in direct contradiction of why they are originally entitled to those payments.

Plus if you good at being an agent you can go into all sorts of niche's  commercial sell apartments you become a great commercial broker and your going to make 500 to 1 mil a year or more.. just ask @Joel Owens  this is were the money is made The bigger wholesaling companies and there are big ones.. but they are run just like a real estate office.. 20 to 50k a month in direct mail .. buying agents  have cash to close when and if needed etc etc..

This point of view is of course from purely an mathematical investment standpoint there are however other indirect factors that are hard to put on paper as well, the walls may help you rent the units faster (less vacancy = + cashflow), they may help you show the units better (better quality Tenant = less headaches, less turnover  = more cashflow), they may also add to your ongoing costs since panels do last longer whereas drywall tends to get 'holes' punched in it every now and then.

Yes, the action on part of the DWP was in direct response to the actions of the tenant and you can try to collect from the tenant.
