I'm in the Metro Detroit market as well and would be happy to network and share resources if you would like to connect.Multi Family with little work is a tough one but not impossible.

I have been consistent since this past October with weekly mailings, it has been tough/next to impossible, for me to do 2nd/3rd mailers...while keeping up with the weekly load.

Could there be a random lender that might find a way to get you 100% LTV at purchase, maybe, but I would assume those lenders are a) almost impossible to find, if they exist at all and b) the loan would be so expensive, that even the DSCR calculation would limit your proceeds to a point that you would still need equity in the deal.What would likely be a better route to look into is: an equity partner for your down payments.

He repeatedly kept saying he was the best, and anytime I needed work he would say his contractors are the best.issues with  the house: Foundations caving it with countless stress fractures and rooms sinking in with doors sticking making them nearly impossible to open. 35 years of vacancy at that house led to house walls being filled with mice... they chewed on the electrical wires and chewed holes in every wall and next to outlet covers and they chewed the entiee inner door frame from tbe walkup attic giving them easy access to walls throughout the house.

But the second there are issues, it's damn near impossible to get information/assistance from them.

Tax Collectors don't like this and they will make it very difficult to impossible to make this work.

It was easier then, but not impossible now.

I'm not a fan of double closing especially for the unexperienced because the sellers realtor's primary alliance is with the seller not buyer and it is impossible that you are both getting equal treatment.
