Careful going outside state lines -- contract for deed is not allowed in Texas.I didn't think COD is illegal in Texas, just perhaps not recommended anymore, because it is difficult to comply with the rules or regulations. 

You should read every word of your HOA rules.  

In my experience, finding cash-flowing deals on-market can be challenging here (1% rule can be hard to find) but not impossible.

Are you comfortable analyzing ARVs, purchase price, 70% rule, rehab costs, holding costs, etc

Once they exercise seller financing, the property is sold and all 1031 rules apply. 1031 has specific timelines.

A very attainable "deal" in my area are houses that would follow the 1% rule.

You just have to do a LOT of homework and play by the rules.
