(He had received over 10 grands commission acting the buyer’s agent though.)Though there are improvement could be done to the property (install an additional bathroom, update kitchens, add compressor for A/C), given we bought it at a retail price, probably it’s not an option to make these updates and sell it.Any advice would be greatly appreciated!

Thanks thanks for the info but I'm still a little skeptical yes I know if I am skeptical I should back out I have a consultant that I'm working with that's trying to get me a to apply for credit cards so that I can pay for the class boots on the ground but I figure if the program is so well structured shouldn't they be financing me true enough if I gravitate towards a credit card for 10 grand or more I will need to be able to pay that off with in 29 days which I don't think I will be able to do that because I won't have the cash on hand that's why I'm applying for a credit card.

I have found 3 separate 4 plexs  in the Grand Rapids area 2 are off market and the other was just listed on the MLS so open game. 

It is a smaller likelihood event in the grand scheme of things.

Just the prep fees for trial was going to run a few grand.

I have spares ,  I have 2 refrigerators , 3 washers 1 dryer , a hot water heater and tomorrow I am picking up a 4 year old oil fired boiler for free ( they run about 4 grand ) 

I have a few grand to play with and I really believe I can find a small MF. 

This way I get to collect three grand if he doesn't perform and the seller collects their deposit.
