In my experience, using a hybrid model—combining traditional realtor showings with self-guided tours—has proven to be an effective strategy.

With this strategy, the house layout is very important.

My main focus is multi-family house hacking, but I’m open to other strategies as well.I’ve always had a passion for real estate and decided to move to a market with strong rental potential and affordability.

The deal is risky unless you know the market well, have experience executing this strategy, and have accounted for the quality of the asset and tenant. 

My preferred options are:1. house-hack with a duplex under ARV; live in one unit => renovate => rent the other unit2. buy a SFH under ARV that could be converted into a duplex (preferably adjacent units vs top/bottom) - I'm assuming the biggest challenge with this strategy would be separating the infrastructure for utilities; and costly.
