Thanks @Mike SedlacekI'm looking at a home warranty for the fact this is an older home even with a newer HVAC system there would be other concerns.If I do $80k I get $200+ net income.Not sure seller would go for that or what would entice to sell it to me.

They will be your most important up-front contact so figure out how to entice them into giving you a tight budget number.Unfortunately they won't even be interested in giving you Lic #s, Insurance and Bond info, references, Etc until they are fairly certain they might get a job out of it.
