Maybe this would entice them to give me their best bid, where they will still make money and be happy with the deal. 

I made her an offer of 100k down and the rest over 15 years based on using a portion of the cash flow to pay her, but she responded that it wasn't enticing enough. 

I know that doesn't sound very enticing BUT she already pretty much rehabbed it.

Thanks @Mike SedlacekI'm looking at a home warranty for the fact this is an older home even with a newer HVAC system there  would be other concerns.If I do $80k I get $200+ net income.Not sure seller would go for that or what would entice to sell it to me. 

Their sales pitches are enticing, which of course raises in my mind red flags of possible scams, but after searching online (including here), I can't find one negative report posted against them.

They will be your most important up-front contact so figure out how to entice them into giving you a tight budget number.Unfortunately they won't even be interested in giving you Lic #s, Insurance and Bond info, references, Etc until they are fairly certain they might get a job out of it.
