Thanks @Mike SedlacekI'm looking at a home warranty for the fact this is an older home even with a newer HVAC system there  would be other concerns.If I do $80k I get $200+ net income.Not sure seller would go for that or what would entice to sell it to me.

Their sales pitches are enticing, which of course raises in my mind red flags of possible scams, but after searching online (including here), I can't find one negative report posted against them.

They will be your most important up-front contact so figure out how to entice them into giving you a tight budget number.Unfortunately they won't even be interested in giving you Lic #s, Insurance and Bond info, references, Etc until they are fairly certain they might get a job out of it.
