I've had them for a year, and with in that year the company changed coverage policies.Now every insurance company I call to get coverage from says they can't insure my duplex, because it has a flat roof and over 105 years old.

I will never lend again... its advisairial on its face.. we as HML take ALL the risk or 80 to 90% of it... borrowers who think 70% LTV is enough coverage for a HML have no clue.. plus they are thankless most of the time.. it becomes the bad lenders fault.. so to heck with those folks..

Tenant has 2 Seames cats. I just replace the whole house with laminate floors. I' afraid the cat pee will ruin the floors. Anyone knows if Seames cats are clean? Are they easy to train ?Do they pee out of the litter? ...

pretty comprehensive report. i like that they give you the full background info just not on 1 alias but on all that match for that name.  

You'll need to get a good investor friendly CPA, possibly an LLC, bookkeeper, umbrella insurance coverage, separate bank account for rental. 

I get my coverage from Affinity Group; there are some posts here already with that info, and they have a few staff members who are also BP members.
