AS a HML I have seen this play out with investors that drink the sub too coolaid and are simply not financially capable to handle issues when things go sideways.I have also personally bought over 100 sub to deals in my career..

The day I went from having a ton of Agents to not having Agents was the greatest day in my career.

As with any investment PML does carry risk, so investors must weigh their own personal goals and risk appetites against the returns.Long term (after that career of investing you mentioned) I see myself going more heavily into the PML/ LP route.

A few of the more "out in left field"  messages include someone double messaging me within a 24 hour time period asking if I'm interesting in investing in STRs - my answer is no and I think that's a bit aggressive, not even giving me a day or two to reply to the first DM.

Do you want a manager with a youtube channel or someone who's in the field?

It equalizes  the playing field allows anyone with grit a real  shot at the American dream. 

Early on in my career , we did a job and the homeowner wanted to paint himself to save money .

Changing whole buildings over isn't always practical (or prudent) and we will be running buildings profitably with galvanized pipes in the walls for the rest of my career.
