Normal mortgage rates are in the high 6's now, for a personal residence, and higher for an investment property.

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

I wonder if Mitch was able to get his refi done before a NOD was filed and or late payments were put on the orginal sellers credit report.. this is the real risk to the seller if they value their fico score at all.. on some of this stuff the sellers credit is already trashed and they dont care.. but if folks buy from someone that does care holy cow when they get the NOD notice its right to the attorney.. 

Hello all,I just closed on my primary residence with an FHA loan so I am not able to house hack since I am obligated to live in the residence for a year.

I understand that it's unrealistic to expect anyone to treat your property with the same level of care you would, but the company we hired has been a NIGHTMARE. 

The nicer areas are already charging a premium so be careful. 

They eventually sold their business to another company and things were fine after that.All the others were easy.If you are going to switch, you might want to try that after a resident moves out.  

My 2017 property was a former primary residence that didn't sell when needed, most challenging.

I just acquired one from a PM where they were charging a tenant a resident benefit package and a building protection plan.
