Worst case, it gets outlawed in a town AFTER you’ve bought a place there & now you have to sell at a HUGE loss bc there’s no buyer demand once STR use is banned!

They could vote to entirely ban rentals thus forcing you to sell once the current tenant’s lease expires (this could be in a down market forcing you to take a huge loss, short sale, potentially even a foreclosure). 

But local governments are allowed to license and inspect properties.While the proposed changes would ban ordinances that specifically target vacation rentals, cities and counties would still be allowed to pass ordinances dealing with noise, parking and trash, so long as they apply to all residential properties, the bill’s supporters stressed Thursday.Much of the debate on the proposal focused on the property rights of people and businesses that own the vacation rentals and the property rights of neighboring homeowners.

My gut reaction is no, offering a referral fee to another licensee would not be illegal but to Tracey's point, it may need to be paid to the brokerage rather than the individual.Have you already modeled out the CAC into your financials? 

If it’s any consolation, I resell on eBay and in the past week they have placed a complete selling ban on paper masks,(n95/100, and surgical) any hand sanitizers/gels, and disinfectant wipes.

We could be facing a 4-8 week or greater travel ban in this country.

With the just announced travel ban to the US and major events being cancelled left and right, I don’t see how it doesn’t have an impact on tourism including STRs.

The panic has started , today the Governor of Maryland shut down the public and private  schools , banned events with over 200 or 250 people .

The only problem is that a number of counties in PA have banned STR , as a measure to curb visitors coming in from areas where there is widespread covid cases.So in summary - the LTRs are doing fine but the STR are empty.

My city just banned gatherings of 250 people or more.
