@John Mason, the way we have experienced Amex is that we had one personal card and they did a soft pull when they extended credit to each of our LLCs.

And you have to close on the replacement property within 180 days of the date of the first sale (the first 1031 exchange that will expire).My recommendation is that when you get an offer for that first sale, negotiate as extended a closing as you can. 

He mentioned it won’t work for an extended period of time due to family situation, but if he’s only a few months short I’m sure that’ll be worth the hassle to capture the full exclusion.
