The colleges add to that in different areas, but demand and price tend to rise and fall somewhat independent of the universities.The exception are the universities near the med center, including Rice and all of the graduate schools.

Lastly, it seems to me that the people that I have worked with and watch become successful throughout the years in C-D landlording mainly used it as a med term strategy to get quick cashflow then as they built there business model they would sale off those C-D rentals an upgrade to A-B rentals.

You would have far to many specialist would not work.Think of a Doctor... they have to know all about medicine then they can go into a specialty that may or may not ever involved what they learned in med school.Same thing in my mind..

I can't imagine what the student loan debt of a med school student looks like, but it's probably such that getting qualified for a hefty mortgage right out of school may be quite difficult.

Yes, quickly finding out the same thing and though I'm not totally comfortable with a short-med term loan I think its something we'll also have to consider.

Shreveport/Bossier has three colleges, several hospitals (LSU med school) and Barksdale Airforce base and I believe that there is opportunity to make some money and build personal wealth long term in my area.

You Don’t pay yourself....all profits go your personal income tax anyway and you’d be converting passive income to earned income (you’d pay 15.3% ss/med tax on top of income tax).

I used to think that I had to choose between the two and then I googled it and saw just how many med students either start or run a business while in med school.
