What type of cap ex has been spent on the deal the past three years?

The National Retail Federation (NRF) reports declines of 6.5% in back-to-school spending and 7.9% for back-to-college, with shoppers focusing on frugal choices amid rising inflation concerns and an upcoming presidential election.During the pandemic, families spent more on school supplies and remote learning gear, but priorities have shifted to travel, dining, and entertainment.

We spent over 3 hours chatting and comparing notes.

The current GM does a lot of the leg work, I think I have opportunity to capture the marketing and booking dollars spent by doing that work on my own. 

I have spent 15+ years making the following statements.1.  

If it is later in the project, and most of the money is spent, well that is where reserves come in (hopefully those aren't blown through).If you have more time than money, you go in and do work that you would prefer to have hired (i.e. cut new beds and put down mulch yourself versus paying the landscapers...).

Some thoughts on that for me are that the lowest dollar spent that can be stretched further in rentals is the best.

I'd spend $5K on my own attorney to defend me before I spent $2K to settle.

I always recommend doing a sewer scope as part of inspection, it's money well spent IMO!

Maybe they won’t want to lose their EMD plus any other money they’ve spent?
